Why Auction?
Demand from multiple buyers can help quickly drive up the price, especially when they’re all in the room together desperate not to miss out on the chance to own your property.
If you have an unusual or run down property you may find it hard to advertise to conventional buyers but auctions are often attended by expert buyers or people looking for a project who will know enough about the market to understand the value of your property.
If you need to sell up quickly – perhaps you’re moving out of the area or you need the money urgently – then an auction may also be for you. As long as there is enough interest and you’ve set a realistic price your property should be sold by the end of the auction.
Simplified Process
Part of what makes selling a property a stressful process is that it can be a very long and drawn-out process, whereas auctions are all about speed and ease. A short time-frame for viewings is organised in the run-up to the auction, then the successful bidder on the day will need to give a deposit before leaving the auction venue and signing/exchanging contracts. Completion of the sale is then normally set at 28 days. All bids are unconditional – once it is agreed, there is no going back on the decision for the buyer.
As with other types auctions, you will want to place a reserve on your property – this is the minimum price you would accept for a sale to go through, although often the sale price can surpass this figure, particularly if your asset holds special potential for an investor to make money.
